So you think you wanna sell your house?🏠 OK great!👍🏼
what’s the first thing you do???
Well; probably tell your friends and they say; hey I know an agent give them a call! This agent comes over, they give you a few pointers & gives you a value for your house 🏡 what it might be worth on the open market.

Now let’s be honest the agent wants to “win” your listing so they tell you your house is worth $X 💵💵💵or what they think you want to 👂 hear.

You think great but let’s get a second opinion we know another agent let’s see if someone else thinks it worth more 🤷🏼‍♀️maybe we can get more….💵

you call someone else maybe 🤞 me, I come over and say well sir or ma’am you need to declutter, paint 🎨 🧑‍🎨 and hire a cleaner to come take care of the 15 years of dirt and dust that has accumulated you likely no longer even see.
Also your house is probably only worth $x which is let’s say 15,000 less than the last guy said 😳… WAIT, WHAT?

Who would you hire??? The guy that tells you what you want to hear in order to “win” you over?💰 Or the person who is brutally honest and treats you like they would treat their family?

Of course you are hiring the guy who tells you it’s worth more because that’s what you want, to believe his/her value “their numbers”, you want to believe your house is worth 15,000 more! I would too.🪄🎩 🐇
Oh and you probably didn’t like be told your house is “dirty” or has too much clutter😞that was rude 😬!

1st guy comes in and takes pictures of your cluttered house, shows it all dirty and messy and a couple weeks later no offers, feedback is price, agent says we need to reduce the price… of course you do but WHY? Here’s what they’re not telling you!

#1 because it was over priced in the 1st place (maybe not as much as I thought or maybe even more 🤷🏼‍♀️ in its current cluttered condition)
#2 because it’s cluttered & buyers can’t see past all your clutter (but maybe they can if it’s a steal of a deal so keep reducing till someone steals it)🤦🏼‍♀️
#3 it’s too much work…all buyers see is a pile of work not a comfortable home, which, in reality might not be that much work at all, but no one wants to buy a house they have to clean, paint or renovate before they move in or worse do the work while they are living in it!

None of us agents want to come into your house and offend you by telling you to clean it up, spend money painting, get rid of your old ratty furniture or bed spread, wash your walls and take out the 🗑️. If I do that you hate me if I don’t you are not getting as much 💸value out of your house as possible! Humm what a dilemma!

When we become a team, I am there to help you along the way, give you ideas, scenarios, & strategies to use, hopefully to win the game…I don’t say things to hurt your feelings but to make you a better player! You do what’s best for you depending on your circumstances each day…and BTW your circumstances can change at any moment, just like the market, so we may have to & can change our strategy at any time.
I love this game… at some point all the great players become coaches, so I coach people to success. It allows me to be in the middle of the action using my skills everyday, my strategy is not always perfect but I certainly play to 🏆 win! Not for the paycheque, not for anything else but for the ❤️ of the game! And I hope it shows!

Analysis, Paralysis and Buyers Remorse

Ever experience “Analysis paralysis”…where you can’t make a decision or when you finally do make a decision you experience “buyer’s remorse”? Both a real phenomenons, and slows down decision making…even for someone like me who’s bought and sold numerous houses. The anxiety kicks in: am I making the right choice? Is it the right time? Can I afford it? Do the numbers make sense? Then, the rational part of my brain kicks in, almost simultaneously. I navigate through the offer process, questioning if it’s competitive enough, if the terms are agreeable, why the delay in response from the sellers? Then comes the Negotiations; I strive for the best price while pondering if the house truly fits my needs. Removal of conditions stage brings relief – I’m buying a house! Yet, doubts linger until possession day. But here’s the truth: no house or time is ever perfect so don’t over analyze & Don’t wait for perfection; it’s elusive. Buyer’s remorse is natural too, even for seasoned buyer like myself. I can say with clarity, I’ve regretted more homes I Did Not buy than ones I did. Honestly, i hear more ppl say things like “oh darn that house sold I would have paid that”, or “I wanted that house” way more often than “I never should have bought a house”!
It’s entirely natural, entirely normal. The hesitations and feelings of analysis paralysis & Buyer’s remorse is just a part of the process, something that even experienced buyers, like myself, encounter. Trust me, just buy the house it’s not gonna be perfect but that’s ok…because…
Owning a house can be a deeply fulfilling experience. It’s putting down roots and creating a space that truly reflects you. There’s a sense of pride and accomplishment in knowing that this place is yours, where you can make memories, build a life, and truly call home. It’s a feeling of stability and security, knowing that you have a place of your own in the world. And despite imperfections, it’s about making it your own and shaping it into something that brings you joy and comfort.

Stop waiting, plough through the analysis and the buyers remorse phase…you’ll be glad you did!

I am the crazy real estate lady🏕️

Navigating the world of buying (or selling) a🏠 house is like a continuous 🎢 roller coaster of thoughts and considerations. It’s a constant 🤹‍♂️ juggling act – from keeping an 👁️ eye on the market and staying ahead of new listings to pondering budgets, competition, and timing. The mental checklist never seems to end: What’s my budget? Can I snag it before someone else does? How much is it worth? What about taxes and utility costs? 🤯 The process is a whirlwind of practicality, decision-making, and the eternal question of whether it’s the right time to make a move. This has been my daily thoughts for years. I don’t just live in this real estate cycle; I thrive in it. 😂 About 15 years ago, I decided to turn my constant real estate contemplation into an asset. That’s when I became an agent – a real estate therapist, if you will. Now, instead of being consumed by my own property ponderings, I channel that energy into helping others. Every new listing becomes a puzzle: Who do I know that would love this house? I’ve embraced the role of the “crazy real estate lady,” fully stocked and ready to assist. Parts of an offer to Purchase

Parts of an Offer to Purchase Contract.

  • Deposit: money provided in trust for seller, in order to demonstrate seriousness of buyer.  This goes towards the final purchase price once the offer is firm (buyer has satisfied all conditions of the offer)
    If the buyer can not satisfy conditions the deposit is returned. On the flip side if the buyer removes all conditions and the chooses to back out the purchase for any reason deposit is forfeited to the seller (and the seller may sue for breach of contract)

 

  • Chattels: refer to movable personal property that is not fixed to the land or building. In real estate, chattels typically include items such as furniture 🛋️ 🪑, appliances, curtains, and any other personal belongings 📺 that can be easily removed from the property. Unlike fixtures, which are attached to the property and considered part of it, chattels can be taken with the owner when they move. If any chat ties are to stay these need to be specified in an offer to purchase!

 

  • Fixtures: anything attached to the land or building are considered staying with the property and must be left behind if not specified in an offer to purchase. This means if damage would be caused by removing it i.e. you have screwed a shelf to the wall, it must stay unless you have added it to the “exclusions” in the offer.

 

  • Price: instead of asking “what price will the other party take/pay” ask your trusted real estate professional what the trends are…are homes selling at list price, over asking or under asking as well as what are homes like these selling for🧐 in order to come up with the perfect offer, counter offer & or final price! We often can give you an idea of what price a property will sell at by looking at other similar sales activity but do not know exactly what the seller will take or a buyer will pay.

 

  • Possession: take into consideration what an ideal date for you may be!  My suggestion is don’t pick a typical date such as; the 1st, 15th or last day of the month and not a Monday or Friday…why you ask? Few things.
    1.These are busy possessions dates and so renting a moving van or other move related things can be more expensive because they are in higher demand.
    2. Mondays and Fridays can be busy chaotic days, sometimes Mondays are holidays and Fridays lawyers, bankers etc are trying to get out of the office early to go 🏌️ golfing or fishing 🎣 If something goes wrong you may need to wait til the next business day which means all weekend to get the keys for your new place! Pick a Wednesday and the 7th or 24th for your date… you might just thank me!

 

  • Conditions: A condition is a deal breaker with a day and time attached. It is a specific requirement or stipulation that must be met for the offer to be considered valid or for the sale to proceed. Conditions can vary but often include factors such as financing approval, satisfactory home inspection, or the sale of the buyer’s current property. If these conditions are not met within a specified timeframe, the offer may be voided, and the parties may not be obligated to proceed with the purchase transaction.

 

  • Terms: In an offer to purchase, a term typically refers to a specific requirement outlined by the buyer or seller as part of the agreement. It could include details like the leaving or removing certain items, price, closing date, cleanliness of the property upon possession, or anything that both parties must agree upon for the sale to proceed, unlike conditions, terms just need to be fulfilled prior to money transferring hands but don’t stop the sale from proceeding.

Property Tax Assessments

Let’s talk Property Taxes! You probably got an assessment in the mail and are wondering what it all means….it sometimes breaks down the value of the land and the value of the “improvements” meaning the things on the land such as house, garage, & shed into 2 parts, together they form the assessed value of your property. The assessed value of your land taxes refers to the value assigned to your property by the local government for taxation purposes. This value is used to calculate your property taxes. It’s typically determined by assessing factors such as the property’s size, location, condition, and comparable sales in the area. The assessed value may not always reflect the current market value of your property. In a perfect world it should be close but not necessarily always the case. If you think it is way off and doesn’t reflect the actual market value of your property you can usually dispute it but be aware when you go to sell your home many buyers, banks & appraisers look at the assessed value and make assumptions based on a municipal assessment so if it’s much lower than the actual market value it could be detrimental to a sale. The freedom of homeownership!

All right, so you want your freedom! You’re tired of living in your parents, basement, with a roommate, or paying a landlord, tired of asking to paint the walls & being turn down, or wanting a pet and not being in able to get one because you’re not in a pet, friendly rental. You’re constantly going to your friends houses for parties, where everyone’s excited to be in their first home, or their new home. The topic of real estate comes up and you start to sweat, you become anxious because you haven’t got one yet! It’s OK, it’s probably just because you don’t know where to start. It seems like such a big decision, a monumental task.

First things first, start by determining a budget. Best part of buying a house in Drumheller is we still have a few affordable houses left! Easiest way to figure out what you can afford is by getting a preapproval. By that I mean a piece of paper from a financial institution or a broker confirming they’ve done their job. I do know if you bankers and Mortgage Broker so feel free to reach out, I will put you in the right direction!

Want to know a dirty little secret?

FSBO is a really bad idea.

FSBO, also known as “For Sale By Owner,” is when a person decides to sell their house on their own. Many people think that going this route will save them money but did you know that FSBO sales usually take longer to sell and generally bring in less money than Realtor-involved sales?

Here’s why:

1. When shopping for a home, buyers won’t see any FSBO listings. There is very little (if any) exposure for these types of homes.
2. Without exposure for your listing, agents and buyers will not be able to see that your home is for sale. Exposure is key to getting the highest and best price for your home. 
3. That said, most agents will avoid showing your property.

Professional Realtors are well aware that FSBO’s can be a difficult and painful experience. They are potentially dealing with a seller who doesn’t see the value they create, feel like they need them or even want him in the middle of the transaction. There are also legal liabilities to be concerned about, creating a vortex of unwarranted stress that generally makes the buying/selling experience a painful one.

4. A FSBO will not have access to current sales data.

This means that if an FSBO home doesn’t sell right away, the seller would have to blindly adjust the price. But wait… how will the seller know what the appropriate price would be without knowing the current sales data? (It’s a vicious circle!)

5. If an offer comes in, emotions can run high.

This is the seller’s home – maybe they’ve raised their family here. It’s a lot of money on the line, a lot of memories, and emotional attachments which is why direct seller-to-buyer deals often end in an emotional mess.

According to data from the National Association of Realtors’ 2018 Profile of Home Buyers and Sellers, “Selling a house without a Realtor typically leads to a lower sales price.”  


Seeing is Believing

Hiring a Realtor means that someone else (who knows what they’re doing) and he’s not emotionally involved in the transaction will handle everything for you: listing, showings, paperwork, etc.

1. Realtors have all the right tools.

This is the career that they’ve chosen to excel in, and they are an essential factor when it comes to bargaining with buyers. REALTORS®️ work closely with many other people you or your buyer might need along the way such as inspectors, plumbers, electricians, contractors, Surveyor’s, lawyers, mortgage brokers, appraisers, Movers, cleaners… they can recommend the best in each field & will help the transaction progressed smoothly.

2. There are many components to selling a house.

This is about more than just marketing & selling it’s about: Screening potential buyers, showing your home, writing legally binding contracts, and negotiating a price and terms. Then there is inspections, Aprasials, condition removal’s, insurance, surveys, move-in/out dates to consider, mortgage documents, land transfers, and other little, teeny-tiny details that only an agent would be familiar with. And what if something doesn’t go as planned oh yeah the REALTORS®️ there to help you through that too.

Keep this in mind: mistakes or omissions in these documented details can ultimately cost you the amount (or more!) of commission you were trying to avoid in the first place.

3. Privacy, confidentiality, and fiduciary duty.
A real estate agent must take the utmost care to act in the client’s best interests. Therefore you and your information stays confidential. It’s easy as a seller talking to a potential buyer to disclose too much information and put yourself at a disadvantage when it comes to negotiations

4. Agents know what to look for in a top quality buyer

There are three types of buyers: potential buyers, qualified buyers, and serious buyers how will you know who’s who and that everyone who calls you isn’t just a looky-loo?.
There are very few people who are ready, willing and able to buy all at the same time, these are serious, qualified buyers and guess what these are people who are usually working with a real estate professional already.

5. A REALTOR’s®️ superpower is their negotiating skills: Through experience and training, an Agent is an expert in the art of negotiating.

Buyers willing to shop for sale by owners are usually bargain hunters and investors they’re looking for people selling undervalue and know how to take advantage of a FSBO’s weaknesses. Selling your home is a big financial and emotional decision. A Realtor can guide you-through the process, and since they have no emotional attachment to the home, the outcome could actually net you more money in the long run.  

Bottom Line

If you’re willing and able to put up with the specifics of marketing, listing, selling, and closing on a home, then by all means, FSBO might be for you. But this could mean settling for a lower price. And is the low payoff really worth all of the work you have to put into selling your home on your own?

In the end, approximately 80% of all FSBO sellers eventually wind up choosing to sell their homes by using an agent instead.

And when you go with a Real Estate Agent, there’s a confidence and security in knowing that the person helping you buy or sell your home is ultimately there for you.
