Let’s talk Property Taxes! You probably got an assessment in the mail and are wondering what it all means….it sometimes breaks down the value of the land and the value of the “improvements” meaning the things on the land such as house, garage, & shed into 2 parts, together they form the assessed value of your property. The assessed value of your land taxes refers to the value assigned to your property by the local government for taxation purposes. This value is used to calculate your property taxes. It’s typically determined by assessing factors such as the property’s size, location, condition, and comparable sales in the area. The assessed value may not always reflect the current market value of your property. In a perfect world it should be close but not necessarily always the case. If you think it is way off and doesn’t reflect the actual market value of your property you can usually dispute it but be aware when you go to sell your home many buyers, banks & appraisers look at the assessed value and make assumptions based on a municipal assessment so if it’s much lower than the actual market value it could be detrimental to a sale.
